Letting Services Our letting services offer you a very simple choice of either Full Property Management or an Introduction only service . Our ‘FULL PROPERTY MANAGEMENT' service comprises the following: Rental Valuation of the property & advice on all aspects of property rental and information on insuring buildings & contents which would not normally be covered by standard insurance policies. Locating suitable tenants – we advertise weekly in the local property newspaper and all rental homes are added to our website – www.nationwidepropertylettings.com & www.rightmove.co.uk – which is updated several times a day! On-line referencing including credit checks, electoral roll & residence verification and employment details using the UK 's largest tenant referencing agency. On acceptance of the referencing a RENT GUARANTEE will be provided in most cases subject to terms and conditions. This generally means that if the tenant fails to pay the monthly rent then this ‘loss' will be covered for up to 6 months or until we gain vacant possession of the property + this includes the landlords legal costs of evicting a tenant for non-payment. Preparation of tenancy agreements and associated notices, very detailed inventory & schedule of condition and agreeing the same with the tenants Collection of rent (bankers standing order) Payment to landlord by transfer of rent directly into your nominated UK bank account. Monthly statement Transfer of utilities and Council Tax into tenants' name. Regular inspection of the property. Arrangement of ‘running repairs' on your behalf to an agreed limit – in all but emergencies this is with your prior notification and payment of accounts from incoming rent. At the end of the tenancy to meet the tenants at the property, check the ‘Inventory & Schedule of Condition' and make deduction from the deposit for any damage beyond normal ‘wear and tear'. Arrange professional cleaning if required and ensure the property is ready for the new tenants. Rent review negotiations.A majority of our properties are let with Accidental Damage Insurance at no cost to the landlord. All of the above is provided for our incredibly competitive 12% + vat ‘Sole Agency' charge (of the monthly rental) It cannot be emphasised enough that we do not have ‘hidden charges' for our landlords. There are no ‘setting up fees'INTRODUCTION ONLY SERVICE: This is a more limited service wherein we will locate a suitable tenant but thereafter you manage the letting yourself. This service includes the following: Rental valuation Finding tenants Taking up references (including credit checks) Preparation of lease, associated notices and inventory. The charge for this service is ONE MONTHS RENT (plus vat) (MINIMUM FEE £400.00 + vat). It does not include rent guarantees, collection of rent, transfer of utilities. We find that there is considerably more demand for FURNISHED accommodation than otherwise although there are always some tenants seeking good UNFURNISHED homes. |
